West Indies Design + Build is a company that caters to both private clients as well as Real Estate Investors or other Developers. Our services are scaleable to your specific needs.

PRIVATE CLIENT SERVICES

With private clients, we provide a turn-key all inclusive Design-Build service to efficiently facilitate ownership of a quality second home in Curacao. Based on your preferences, we will find land, develop the Architecture, and execute the Construction. To keep it simple for international clients, we use a straightforward lumpsum fee basis with progress payments during construction, and hand you the keys when complete.

REAL ESTATE INVESTORS OR DEVELOPERS

With Real Estate Investors or Developer clients our type & extent of service can be custom tailored.

If you are an investor, or investor group interested in opportunities in Curacao Real Estate, please share what type of investments interest you (land speculation, apartments, homes, other). With these data in-hand, we can locate, design, and present you with fitting pre- researched project options. If there is a good fit, we can leverage the opportunity on your behalf for a developer fee.

If you are a developer, let’s discuss what parts of the typical development process we can assist you with. This can include but is not limited to syndication, land location and procurement, concept development & research, pro forma, and Construction Execution or Construction Management Services.

How do we create a good value? By applying an integrated single source approach; A single team of professionals handles all parts of the project and helps you achieve your goal for a fixed fee.

Most likely, you do not live in Curacao, nor do you have a local network, or knowhow of local processes. Learning & managing this on your own would take considerable time and effort. A daunting and logistically or practically impossible endeavor for most.

For this reason, we like to keep the process as simple as possible.

Cost predictability - (4) step fixed fee approach

We work with a straightforward (4) step fixed fee package deal approach which covers everything required to achieve successful completion of your second home:

Step 1: Spend time together to gain a thorough understanding of your goals, circumstances, and approximate budget. This can all happen remotely via video conference if convenient.

Step 2: We will locate suitable parcels per your preferences. Here too we can use HD video conferencing while reviewing parcels, followed by a short trip to Curacao. Once a suitable parcel is found, we can assist you with the closing process.

Step 3: Get clear on your Architectural goals. Based on meetings, we will prepare Architectural Design Drawings and 3d models of sufficient detail that you will be able to comfortably and confidently make the decision to build it. This process can also take place via HD video conference.

Step 4: We estimate costs and will then propose a fixed fee agreement to (a.) further develop the construction drawings, (b.) submit to local agencies, (c.) obtain the building permit, and (d.) execute the entire build-out to move-in ready state. When complete, we hand you the key.

What can you expect when working with us?

When working with us:

  • You will know exactly what you will receive at completion,

  • You will know exactly what that will cost, and

  • You will be provided a clear time-line to completion.

You will never be hit with sudden cost escalations. If issues occur during construction, we handle them internally.

We work with one fixed lump-sum, payable per a pre-set progress payment schedule, a pre-set time line, and with a single point of contact.
